Fraternal started with a simple frustration: We watched good local families pay enough every week to own something — so we built the way for them to actually own it. The rent-to-own cabins that could fix that were all run from Auckland or Wellington — brands you deal with at arm's length, by people you'll never meet.
So we built the thing that was missing right here. Every Fraternal cabin is made by hand in Hawke's Bay by a qualified local carpenter, inspected before it leaves the yard, and delivered to your site in a day — no council consent, no fuss. For roughly the same weekly payment as renting, the cabin becomes yours outright. Then the payments stop, and you're left holding something real.

No — and this matters. Under your finance agreement, the cabin must remain freestanding personal property. It cannot be embedded in concrete, permanently bolted to a foundation, or affixed to land in a way that makes it a fixture. Once a cabin becomes part of the land, it legally stops being personal property — which compromises our PPSR registration and our ability to protect either party's interest in it.
A temporary base is fine: concrete pads, timber bearers, or adjustable piers all work well and keep the cabin removable. We'll advise on the best option for your site at the viewing. See our Placement Policy at the top of this section for the full details.
Yes — but you must give Fraternal written notice at least 14 days before the move. Email us the new address and we’ll confirm in writing. This is a condition of your finance agreement: Fraternal needs to know where our secured asset is at all times.
Relocations within Hawke’s Bay can generally be approved straightforwardly. Moving the cabin outside of Hawke’s Bay requires Fraternal’s prior written consent. All transport and relocation costs are your responsibility. Moving the cabin without notifying us may constitute a breach of your agreement.
No. Our cabins are consent-exempt sleepouts under Schedule 1 of the Building Act 2004 — which means no building consent, no council paperwork, and no delays. They're designed to sit on your property without any of the red tape that comes with permanent structures.
You apply through MTF Napier (our finance partner), and once approved, weekly payments are set up automatically — around $130 a week over 4 years. Every payment builds toward ownership. At the end of the term, the cabin is fully paid off and legally yours. No balloon payment, no catch.
5% at contract signing — about $1,000 on a $20,000 cabin. MTF Napier funds the rest once your finance application is approved. The deposit is paid directly to Fraternal and goes toward your cabin build.
One day, within Hawke's Bay. Our HIAB truck arrives, lifts the cabin into position, and we do a full walk-through with you before we leave. You're set up and ready to use it the same day. We'll give you a delivery window once your build is confirmed.
You'll need a reasonably level area and access wide enough for a HIAB crane truck (typically a standard driveway width). A concrete pad isn't required — we can discuss the best base option for your site. We'll walk you through everything at your viewing so there are no surprises on delivery day.
You'll need written consent from your landlord before delivery — we can provide a template letter to make that conversation easier.
It's also important to understand that if your tenancy ends or you move out, the responsibility for arranging removal of the cabin from the property rests with you. We recommend discussing this with your landlord before signing up, so everyone is clear on the plan.
Yes — every cabin ships with a switchboard, double power points, and interior and exterior LED lighting already installed. They arrive EWOF certified and can be powered immediately via a heavy-duty extension lead. For a permanent mains connection, you'll need a licensed electrician to hook up to your home's supply — most Hawke's Bay electricians can do this in a half day.
12 months on structural defects — covering materials and workmanship. If something isn't right with how the cabin was built, we'll fix it. We're a local business and we stand behind our work. Beyond the warranty period, we're still contactable for advice and support.
Yes. While our standard cabin is 3.6 x 2.4m, we can build to different sizes and layouts on a 3–5 week lead time. Options include additional windows, different cladding colours, or interior modifications. Get in touch with your requirements and we'll put together a quote.
We deliver anywhere in Hawke's Bay — Napier, Hastings, Central Hawke's Bay, and Wairoa — as standard within our weekly payment price. Deliveries outside the region are possible by quote, with additional transport costs applied. Get in touch if you're unsure whether your address is covered.
